Seal or Replace? How to Tell What Your Driveway Needs
Sealing protects asphalt that's still sound. Replacement fixes what sealing can't. Here's how to tell the difference from your own front yard.
What sealing does — and doesn't do
Sealcoat is a thin protective layer over asphalt. It slows down damage from sun, water and oil drips, and it makes a faded driveway look dark again.
It does not add strength. Sealing over a driveway with a failing base only hides the problem for a short while.
Signs sealing is enough
The surface is gray or faded but still smooth and firm underfoot.
Cracks are thin, separate hairlines rather than a connected web.
Water runs off instead of pooling in low spots.
Signs it's time to replace
Cracks join into a pattern that looks like alligator skin. That usually means the base underneath has failed.
Potholes, sunken areas, or edges that crumble when you step on them.
Puddles that sit in the same place after every rain, or heaving after winter frost.
